waltonwagner Complete Office Fit-Out in Mayfair

waltonwagner’s Old Park Lane project – a category B fit-out of a 1,500 sq. ft office space located in the heart of Mayfair – has come to an end. Working for an international private client who sought to set up a central London office for their European headquarters, waltonwagner were appointed as project managers and client representatives to oversee the refurbishment of the property from conception through to client handover.

In their role, waltonwagner were responsible for the appointment of a complete design team, negotiating and delivering the planning consent, landlord licensing and wayleave agreements, tendering to four companies, project procurement, snagging and handover, as well as overseeing the FF&E.

Taking only six months from start to finish, the project involved the fit-out of a mixed office and corporate entertainment area, including a bar, lounge area, and the main office space.

Part of our initial plan was to utilise an existing balcony which was inaccessible before the fit-out, so we acquired planning consent to add sliding doors to the west wall and make it a functioning balcony. The design also included glazing on three sides (east, south and west) and was meant to capture the route of the sun, so that the sunset could be enjoyed from the terrace and bar area.

Old Park Lane waltonwagnerWorking alongside waltonwagner were No. 12 Studio (Interior Design), BW Interiors (Main Contractor), KUT (M&E), Burnley Wilson Fish (Quantity Surveyor) and Gardiner & Theobald (Principal Designer).

Our building programme was very tight, with the project commencing on 1 June 2017 and construction being completed in December 2017, making the construction phase on site only 10 weeks.
