WW Complete Regency Refurb in Mayfair
Refurbishment work to convert a Grade II mixed-use townhouse into one of waltonwagner’s most opulent developments has come to an end. The 15,000 sq ft Regency home, which sits within the Mayfair Conservation Area on the exclusive Upper Brook Street, involved digging two levels down to create a sumptuous spa and leisure suite, a roof terrace and redesigning all floors throughout.
Taking two and a half years to complete, the grand refurbishment was initially a “refurbish-to-sell” development, later becoming a long term let. Subject to an initial setback when the client’s main contractor pulled out, waltonwagner stepped in to represent the client and initiate favourable negotiations with contractors and suppliers to get the project quickly back on track.
Implementing value engineering throughout the process was an important aspect of the build, helping to ensure quality, save money and avoid lost time. Over five joinery companies and numerous stone contractors were commissioned to undertake the scheme’s bespoke requirements, which include a ‘Winter Garden’ retractable glass roof designed, made and installed in partnership with the Greek Embassy who adjoin the property. WW also assisted in bank monitoring by identifying and reporting back on the risks associated with the development for investment and funding purposes.
Other opulent features of the property include a fourth floor entertainment space with a games room, cinema room, full-size bar, popcorn maker, mini bar and hidden wall with a champagne cooler, along with a lower ground wine cellar, staff living quarters and gym. A carefully curated yet unrestrained material and colour palette including onyx bar tops, parquetry, marquetry, white Calacatta stone and blue teal polished plaster help to give the property its unique sense of character.
